What is Grape, why is there all the fuss, why has real estate raised the question?

Due to the increasing level of pollution in the country’s capital Delhi and NCR areas, common people have started suffocating. So Grape-3 has been implemented in Delhi NCR. After the implementation of Grap-3, where vehicles were banned. On the other hand, construction work has also been stopped in Delhi NCR. Regarding which discussion has begun in the real estate sector. They have even begun their criticism. The Confederation of Real Estate Developers Association of India i.e. CREDAI, the largest organization of real estate developers, has also given its suggestions regarding Grape. Before moving towards CREDAI, it is very important to understand what is UVA? Why is there so much fuss in real estate?

What is grape?

A Graded Response Action Plan (GRAP) has been implemented to reduce the pollution level in Delhi NCR. GRAP imposes many restrictions to reduce air pollution. When the AQI crosses 200, the first phase of GRAP is implemented. After this, when the AQI crosses 300, phase 2 is deployed and when the AQI crosses 400, phase 3 is deployed. When Grape 3 is deployed, construction will be prohibited. Likewise, vandalism and public activities are also prohibited.

It is not right to prohibit construction works

Manoj Gaur, president of CREDAI NCR and CMD of Gaur Group, says it is necessary to stop pollution, but it is not right to completely ban construction work. This affects the livelihood of workers and delays projects that are already functioning under the strict RERA rules. The real estate industry is the biggest supporter of unorganized labor, and every work interruption disrupts the project budget and schedule. As per RERA norms, it is necessary to complete the project on time; Otherwise, a fine must be paid. Thousands of houses are currently being built and people are eagerly waiting for their home. In such a situation, if RERA approved projects are given exemption under GRAP, then development work will continue and economic balance will also be maintained.

Focus on work that does not cause pollution

County group director Amit Modi says as responsible property developers we fully support the government’s GRAPE scheme. It is very important to reduce the rising pollution in Delhi-NCR, and the real estate and construction sectors should also play their role in this. For this reason, it is necessary to suspend work that damages the environment for some time. Currently, developers should focus only on non-polluting on-site work such as carpentry, pipe installation, flooring, aluminum and glass fittings, electrical wiring, sanitary fittings and landscaping. This will ensure that the work is completed on time and does not harm the environment. We believe that in these difficult times, developers should work adopting environmentally friendly methods.

Steps such as grasping are necessary

Sundream Group CEO Harsh Gupta said pollution is a serious problem in Delhi-NCR and measures like GRAP are necessary to reduce it. However, instead of stopping construction work completely, we should adopt strategies that maintain a balance between environment and development. For example, polluting tasks such as transporting and mixing construction materials must cease, but tasks such as interior work, painting and fitting out can continue. This will not affect the timeline of the project and the livelihood of the workers will also be secure.

Thousands of people are employed

According to Kushagra Ansal, director of Ansal Housing, due to the implementation of GRAP, there are restrictions on construction works, which reduces pollution to some extent. But it must be taken into account that the real estate sector is linked to the livelihood of millions of people. We recommend that the government issue special guidelines for RERA approved projects. We should adopt technologies and processes that are environmentally friendly, such as precast manufacturing techniques or dust control equipment. This will not only protect the environment but also meet the expectations of home buyers.
